Terms and Conditions

Thank you for choosing our home as your vacation destination. Enjoy your stay!

Important:
By securing your reservation with a deposit fully paid to the owners of An Eagle in the Pines Cabin or their designated representatives (hereafter the "Owners"), you (the "Guests") are agreeing to these terms in full. To ensure the best possible vacation experience, you should read and understand these terms completely.

Methods of payment:
Personal checks and Credit Cards are accepted (Visa, MasterCard, Discover & American Express)
NOTE:
returned checks result in the cancellation of your reservation

Reservation and Cancellation Policies:
Cleared deposit of first night's rent secures your reservation.
Fully cleared payment due 7 days prior your arrival date. 

$50 Rebooking Fee for cancellations more than 7 days prior to arrival date. 

Holidays are to be paid in full 30 days prior to your arrival date.

$50 Rebooking Fee for Holiday Cancellations more than 30 days prior to arrival date.

Cancellation within 7 days of arrival (30 days for Certain Holidays) forfeits your payment in full.
**Cancellation within 7 days/30 days of arrival will forfeit any night’s rental of your reservation that we are not able to rebook.

Check-in time:
Guests will check in after 3:00 p.m. unless otherwise approved in advance by the Owners.

Check-out time:
Guests will check out by 11:00 a.m. unless otherwise approved in advance by the Owners. Additional charges may apply.

Early departure:
Guests agree that any changes in the reserved length of stay are not refundable without prior approval. Refunds for early departures will not be allowed.

No smoking or unapproved fires :
Guests agree that smoking is not allowed anywhere within the home. Due to the risk of forest fires, outdoor fires are not allowed. In any case, Guests agree to assume all liability for any fires that may occur during or immediately following their stay. Absolutely No Fire Pits or Fire Rings in the yard or on property EVER!

Housekeeping & Maid Service:
Maid services are not available in the Cabin.  The home will be cleaned only between check-out and check-in times.  You will be charged for all cleaning required above and beyond the standard turnovers.
Here are some tips:
Guests should expect to leave the home and all rooms clean and orderly on departure.
The kitchen is to be left in the order it was found.  The range, microwave and refrigerator should be clean and free of spilled foods as they attract pests.  All dishes, glassware & cookware are to be cleaned prior to departure.  Any cleaning that includes dishes, cookware and/or dirty appliances from your stay will result in additional charges to your credit card on file.

Maximum number of people/false representation:
This vacation home has a maximum occupancy limit. Confirmed reservation rental rates are based on the number and ages of Guests expected. Any Guests falsely representing the number of people in the home or their ages, or exceeding the number agreed to in the confirmed reservation may be subject to immediate eviction without refund. The Owners consider over-occupancy or false representation of any kind to be a serious violation of this rental agreement.

Pets:
Guests understand that pets are not allowed unless agreed to by The Owners prior to their visit. If pets are allowed, additional charges will apply.  Should there be ANY evidence of Damages, Muddy Paws or “Accidents” on the carpet, you agree to forfeit the Cleaning/Damage Deposit.

Damage prevention:
Guests agree to use and operate all appliances and furnishings properly, including: electrical and gas appliances; plumbing fixtures; electronic home entertainment property; heaters and stoves; barbeque grills and all other items of any kind or nature whatsoever provided to Guests during their stay. Instruction manuals are available -- please read them. Call us if you have questions. Guests also agree to leave all remotes and fixtures in the home upon their departure.

Damage notification/replacement and repair policy:
Guests agree to notify the Owners promptly when damage occurs. Guests agree to reimburse the Owners' cost required to remedy any loss, damage or destruction of property caused by them or their guests, and for any extra cleaning required. The Owners will notify Guests of the costs of damages or extra housekeeping within ten days after their departure. Guests hereby authorize the Owners to charge their credit card on file for any such costs.

Maintenance and refunds:
The Owners make every effort to assure that appliances in the home are in operating condition, and ask that Guests report any problems as soon as they are discovered. The Owners will make every effort to correct the problem promptly. However, at times we must wait for parts or outside service. Guests accept that refunds cannot be made for inconvenience due to the failure of appliances.

Weather and winter conditions:
This area experiences all four seasons, which can bring stormy weather and possible power outages. Winter driving conditions are a possibility. The roadways may not be usable during and after winter storms. Guests are advised to check the weather and we suggest that you carry tire chains during the months of November through April. There will be no refunds due to inclement weather or power outages.

Release of liability:
Guests are advised that the home is located on wooded mountain terrain, which includes natural hazards that are an essential part of the home's character and environment. The Owners make no specific guarantee or assurance as to the safety of the premises, particularly for small children, disabled or infirmed persons, or during bad weather. Guests assume all responsibility for their own safety. Guests agree to indemnify, save and hold harmless the Owners from any loss, liability, damage or cost Guests may incur due to their occupancy on the premises of An Eagle in the Pines Cabin and surrounding properties.

Dispute resolution:
Any disputes arising under this Agreement shall be mediated subject to the rules of the American Arbitration Association at the branch office closest to Julian, California.
